Your numbers are very specific, in Sweden for example you can get lower interest rates and have very low property tax, but your point still stands- buying a house to live in is expensive.
You missed two things though:
- If you buy more than one property as investment you can rent it out, covering your expenses.
- You didn't mention risks, those are non negligible over 30 years. City plans change, surrounding population change, areas grow and fall in value etc.
