His pricing appears to be fairly random. I recall seeing aftersixty.com which I thought was a potential goldmine, 60+ being a well-monied yet underserved community, and it was priced under $100. A couple months later, it was listed again, this time for over $1k if I remember. So he doesn't appear to use a pricing formula.
